What is the best way to not have dead air between songs

??? What is the best method of not having gaps of dead air between songs.  I have tried everything, but still have some dead air.  Any ideas how to do this without going into every song and setting the exact length etc?  I have crossfades set at:
Fadein .9
Mixpoint 5.2
Fadeout 2.0
With no crossfades for jingles, commercials, etc.

David you can use TrackTool in the music library and set where you want the song to end.

It depends on where your "dead air" comes from. If there's a silence at the beginning or end of the tracks - it could be removed automatically: Settings->Playback->Miscellaneous->Remove gap between tracks (please see the picture attached).
